Bullitt House LOI

The City of Seattle Parks and Recreation Department (SPR) seeks a Contractor to occupy the facility, make all necessary building and tenant improvements, subject to review and approval by Seattle Parks and Recreation and the Seattle Landmarks Preservation Board, and operate the facility, including a significance presence in the evenings, for a potential term of ten-years with option to extend the lease for an additional two, ten-year extensions.  

Bullitt House on Capitol Hill is an H-shaped, A-frame home built in 1955, located on a 1.6-acre parcel at 1125 Harvard Ave E, Seattle, WA 98102.

Seattle Parks and Recreation is using a two-step processing in seeking a partner for the 1125 Harvard Property:

  1. The Letter of Intent (LOI) phase helps identify which entities are seriously interested and capable.  LOIs were due on October 31st 2025 and we are currently compiling the information.
  2. The Request for Proposals (RFP) phase invites detailed, competitive proposals only from those prequalified through the LOI process.  The RFP will be sent to those prequalified entities within 3 weeks, and they will be given ample time to respond.

The benefit of this 2-part process is that it helps us identify viable and interested partners, it enables us to refine project scope and goals before issuing an RFP and it avoids wasting time on a full RFP if there’s insufficient interest.
