Mechanical Inspections

What Is It?

We inspect all city-permitted commercial HVAC systems and residential refrigeration installations (heat pumps, air conditioners, and mini splits systems) to ensure they are safe and comply with the Seattle Mechanical Code, Seattle Energy Code, and the International Fuel Gas Code.

We also conduct annual site inspections for refrigeration operating permits (see Seattle Mechanical Code Chapter 1 Section 119 for requirements). These types of inspections are initiated and scheduled by our inspectors based on the expiration date of the permit.

Note: Heating-only furnace installations are inspected by your building inspector.

When to Schedule

You should schedule your inspection after your system is "roughed in," but before any part of that system is covered. If you have a unique situation or need help, contact your district inspector, or call our customer support team during business hours at (206) 684-8950.

How to Schedule

• The best way to schedule an inspection and track your records is to  request an inspection through the Seattle Services Portal. To schedule through the portal, you will need to know your record number.
• Call our 24-hour automated inspection request line at (206) 684-8900 with your permit number, name, and phone number. If you call before 7:00 a.m., we usually inspect your project the same day. If you call after 7:00 a.m., we schedule your inspection for the following workday. Be sure you have a good, consistent signal before using a cell phone to schedule an inspection. Otherwise, your call may drop out and your inspection will not be scheduled.

• If you need to cancel a scheduled inspection or work out specific details of your inspection, our inspectors can be reached on business days between 7:30 - 8:30 a.m. at (206) 684-8950.
